Max and his staff were very accommodating, friendly, and flexible when it came to all aspects of our 5-day, 6-person stay at Villa Pagoda towards the end of April. The staff were responsive and made us feel right at home. As to walking distances/location: 10mins from the nearest beach 10mins from downtown Legian/Kuta 15mins from Seminyak and 30 from the airport. Not only that but it is very walkable in each direction and tons to do in the surrounding areas. The villa itself was spacious, the pool was a big plus and the kitchen is good enough for a week long stay. All that said and given the timing of our visit to Bali, the air-con was pretty much ineffective. We constantly found ourselves sweating from noon to sunset. We mentioned this to the staff and they said they’re working on revamping it. The only other con was the lack of hygiene (dead insects, dusty freezer, bat excrements on mosquito net). There are some holes in the ceiling which is where we thought bugs entered.

Great Location, generally quiet except for scooters taking a short cut at night!
Absolutely lovely people to deal with, respond very quickly and help you out with anything! Location is good and easy to walk to everything. Nice and clean, pool good. Just needs better air conditioning. The 2 x separate cabanas are great for groups, very private. Thanks ladies!

Staff were there to greet us on arrival, the villa is great for families or a group of friends, a little outdated with amenities and air conditioning overall a good spot to unwind after a day out

Great villa for family, it’s quaint, a little outdated could definitely do with a little makeover, depending on what you want to do the location is good for the street stalls, great little cafe about 5 minutes walk, host staff were friendly, we had a few issues with plumbing and the aircon not working, and power outages but staff were quick to get maintenance in, pool is perfect, we used it 24/7 If you are staying over the weekend make sure you have toilet paper stocked up Saturday,

Really great spot in the heart of Bali. walking distance from a main road where it's easy to flag down a taxi, or walk for a coffee, food and shopping. the villa itself is gorgeous, with lush garden and a great pool. a very cool and unique spot for sure that we loved. the main living area is technically outdoors, but there's air-conditioning in each bedroom to make up for it. really great spot if you want a private villa but you aren't fussed about having a modern completely indoor accommodation. drinking water was provided, as was basic cookwear, crockery and cutlery. A cleaner also came everyday who was absolutely lovely and very helpful.

Séjour très agréable.
Positive: La villa est charmante, la localisation est idéale et les chambres confortables. La piscine et aussi de bine taille permettant les jeux comme les longueurs! Negative: Le déclenchement intempestif des alarmes à détecteurs et les moustiques dans les salles de bain. Dommage que le petit déjeuner ne soit pas inclus quand on ne reste que 3 nuits.

Recently stayed here with a group of friends. The host was very helpful allowing us to be flexible with our check-in/out times if possible which was really nice. The place itself is beautiful, the rooms are nice but we made far more use of the outdoor space and poolside. Water, coffee, tea and utensils were provided which was good plus housekeeping daily which helped as we were usually out or busy! Host was very good and would defiantly stay here again

Great place, convenient location, mosquito’s around but they have enough solutions for it to be not a problem. Host was nice, lot of concierge options available and very relaxed and amazing stay. Pool was nice too, rooms were cleaned everyday.

The service reached out to me and helped me get transportation from the airport, helped us rent scooters at a good price, and get transportation from our next place to the airport. They were excellent! The only thing is that there were a ton of mosquitos and even with the mosquito nets we got pretty bit up. But there were also machines to kill them, they just were too many. I think this is just Bali everywhere though. Overall I would highly recommend it!

Super helpful staff made for a great stay at an eclectic villa. Max and the team were incredibly helpful, responsive, and accommodating to all our requests. The place is looked after quite well, we found it clean and tidy. The insulation is not great owing to its nature (older place refurbished), but otherwise everything was in great condition. just make sure to use the provided mosquito net and repellents during the rainy season.

Disappointing experience
Normally I tend to ignore the few small hiccups that happen during the stay, provided overall experience is good. However, in the case of this property, it seems everything was on the wrong side. For a start the villa is not what it is shown in the pictures. It is run down and needs lot of maintenance. The bathrooms at the back of the two rooms are not attached to the bedrooms and are open bathrooms with only a curtain for the privacy. Even the bamboo walls doesn't hide anything from the outside. Not a comfortable setting if you are staying in a group or with family. Swimming pool was not at all clean and even after the complaint nothing was done. AC in one of the bedroom was not working, fan in the kitchen not working again. No electric kettle, which now a days is standard in all hotels and villas. For boiling water there was only one broken aluminum pot, with no handle. I am sure you know aluminum pots are not good for health. There were too many mosquitos and there was no way to control them as the doors to the rooms doesn't close properly. There are huge gaps. Mosquito repellent bottles in some cases were found to be empty. There was too much dust and garbage behind the tables, by the side of the beds, and they were not cleaned even after informing. One day they even didn't clean the two rooms with the sitting area. All in all, a disappointing experience.
