Max's villa was exactly what his photos and listing's describe. One thing we kept on saying to ourselves was how big it was. It's a beautiful large pool surrounded by lawn and garden. The bedrooms and bathrooms are quite spacious as well. The staff were always friendly and helpful. We had a small issue and it was fixed straight away without questions. Max and his team were very responsive to our questions. They even allowed us to modify our booking without any problems. It's a great location for everything we needed, brilliant coffee place at the end of the alley (Bija Coffee) and many more restaurants, cafes and bars on the main streets. The beach was only 10 mins walk away. Would definitely stay at this villa again.

the staff and the villa went beyond our expectations, it was close to all amenities but a quiet oasis with the most beautiful and well cared for gardens and pool. Iluh and her team greeted us on arrival with cold towels and welcome drinks and after a very long journey from the UK was very much appreciated, they had bought food and wine shopping for us prior to our arrival which made it very easy to relax immediately , the villas itself was spotlessly clean and the bedrooms were air conditioned and beautifully decorated. our trip was for a very special birthday and the team really made it even more amazing, they went above and beyond for us and we will always be very grateful to them for helping us create such wonderful memories.

Max was an extremely helpful and friendly Airbnb host who catered to every need of ours and had 2 staff members on site to help us. It was a magical experience to stay at this Airbnb. The pool area was fantastic and so was the lounge area! Would highly recommend the same considering how affordable the place is! Had a wonderful holiday!

Unfortunately bedroom 1 had often a very bed smell from the kitchen of the housekeeper, who lives with his family next to the bedroom. Also it was very noisy in bedroom 1 once the family of the housekeeper woke up early in the morning. I think it's not the fault of the housekeeper but rather a problem of the roof construction itself, so the fumes from the kitchen enter the bedroom. One night during a rain shower a big stream of rainwater entered bedroom 3, which made it impossible to use the bed as it was completely wet. However the same day the roof was fixed. I would have expected at least an appology

Our stay at Villa Kiki was a wonderful experience. It is superbly located in Seminyak. Very accessible to the restaurants around in Seminyak, 2 mins walk to a lot of options. The beach is nearby - around a 10 min walk from the villa. IAt the entrance of Gang Rukun, you have Cafe Bija and Warung Kecil - and both the places are great for breakfast. The villa itself has 2 master beds and a smaller room, with a big living / lounging and dining space just in front of the pool. The kids really enjoyed the pool and spent a lot of time relaxing in the evenings. The neighborhood is quiet and private. we had made our own arrangements for travel, but the concierge at Villa Kiki can also help with arrangements. we really enjoyed our stay at Villa Kiki!!!!!!!!

The villa is amazingly situated and planned - inside you feel like in an oasis, separated and relaxed, but once you get out of it you can experience Seminyak with all it has to offer within a short walk. The staff was really helpful and kind. Highly recommended.

Zéér goede service op allerlei gebieden. Houskeeping deed Ali. Dit was vlekkeloos en zeer zeker ook pro actief. Zette koffie en bracht het naar de tafel. Zij heeft op ons verzoek één avond voor ons zessen het diner bereid. Wij wilden graag een zo divers mogenlijke Balineese / Indonesische maaltijd. Wat een culinair feest was dat zeg. Heerlijk. Ali matur suksma 🙏 Ook hebben wij via de QR code van Max 2 scooters voor een week gehuurd én een grote 6 persoons auto met chauffeur, die ons de gehele dag begeleide en rond reed. Qua lokatie ook ideaal gelegen villa. Bijna alles was op loopafstand, zoals het strand met de vele strandtenten, supermarkten, winkeltjes en de vele restaurants. Wij ontdekten de GRAB app die wij voornamelijk voor vervoer gebruikten omdat 2 personen niet op de scooter wilden. Buiten / rondom de villa was het vaak wel heel erg drum qua verkeer, maar eenmaal door de toegangsdeur bij de villa kwamen wij in een oase van rust. Zwembad in een prachtige tuin.

This place is honestly the perfect base for Seminyak for people who want to be close to the action but also have a little peace and quiet. House had everything we needed. The beds are comfy. The pool and garden are so beautiful and all staff are so friendly, kind and helpful! Thank you Iluh!Plenty of great cafes close by- the koop and farmer brews just to name a few. We have an 11 month old and everywhere was an easy enough walk to get to with him. We will be back.

Amazing stay at Villa Kiki and we did not want to leave. Loads of space and places to sit and chill, bedrooms were great size, amazing deep pool and a perfect location to walk and explore all the restaurants and shops. The only downside was the sound proofing, often you can hear noises from the other sides of the villa. We will 100% be back next time we are in Bali! 🌴

Serene Seminyak Oasis
Tucked away down a quiet 'gang', Villa Kiki is a lovely, peaceful place to base yourself for the frenetic delights of Seminyak. The pool & garden are gorgeous, and the vast outdoor (but undercover) living area is great for bigger groups. All the facilities you require are provided; the only area that needs a facelift is the 3rd bedroom, which is a bit tired. Max is very efficient, and very easy to deal with. The laundry just near the front gate is excellent, as is the coffee up the road at Bija Cafe. We also loved Kendi Kuning for seafood (less than 10 minute walk). All up, a highly recommended place to stay.

This was nice indoor/outdoor oasis in the heart of Seminyak. We could walk easily to a lot of places and venture out if we needed a driver. The host helped us get wine to celebrate our friend's graduation from med school as well. Loved it!

Beautiful villa tucked down a quiet alley, but still very close to all that bustling Seminyak has to offer. The highlight of the villa is the really large 'living area' ... outdoors but undercover ... where you can spread out, chill out, watch TV, access the pool, or just have a snooze! The two biggest bedrooms are lovely, but the third bedroom is a bit poky, and could use a new air conditioning unit. Garden surrounding the pool area is delightful. Neighbourhood cats a bit noisy, but quite cute. Friendly & and efficient laundry just up the laneway, and then you have Bija Cafe on the corner serving excellent coffee. All up a recommended stay in this busy part of Bali.

We loved our stay at Max's, it was the perfect size for us as we like a bit of space and were drawn by the size of the pool and garden which was a highlight! Most villa's has smallish pools but this one is atleast 10 m long and delightful. I've stayed in Bali many many times and have to say that this garden was the best I've had a pleasure of staying amongst. An excellent villa in an easy location for getting around. I wish I had of planned to stay there longer!

Oasis in Seminyak
Villla Kiki was magical. We would highly recommend this villa to anyone. Some highlights would include the location, it is walking distance to many shops, restaurants and bars. We loved having the villa cleaned everyday while we were out, as it made the space so fresh and clean all the time. The management was really easy contact, gave great recommendations and responded quickly. I can’t wait to come back!

It’s a very well located villa in Seminyak, it has pool in middle of the landscape, sufficiently built big bathrooms, an open kitchen with all the necessary things in it. Check in and Check out we’re smooth, and host was available when ever required. As it is a big house and with lot of lights so on check in please understand the connections of complete lighting arrangement in the villa for smooth operation, beach is 7-10min walk and market is just 100 steps. We will definetly recommend to stay in Max’s Villa and would love to return.

Would highly recommend staying at this fabulous villa. We stayed 10 nights and its even better in real life than in the photos. It is spotlessly clean and the garden is well maintained. The garden is beautiful and the pool is large with a proper deep end. The bed was lovely and firm and so comfy. Big thanks to staff especially Ari and Putu. The location is ideal for short stroll to the beach or to one of the many great cafes or restaurants nearby. Would definitely stay there again.

Thanks to Max, Putu and the Villa management team for saving our trip! Nothing to say on the management team of the villa, very helpful and always available to book services or fix things in the villa. Unfortunately, we didn't appreciate the villa as much as advertised by the previous reviews. Maybe because we just had left two other villas at different spots in Bali and enjoyed it a lot with an equal level of services yet better villas standards? Overall, villa is well matching the photos and living patio + pool and garden are great, bathrooms are spacious, beds are comfy, yet villa would deserve a consistent fresh up work: aged and noisy kitchen equipments and furniture, holes in mosquitos nets and aged decoration in the rooms, noisy airco, poor lighting at night, smelly bean bags and towels due to the cat living nearby... the third room is much smaller than the two other ones and have very limited natural light coming in as it is open on the living area and not on the garden directly, there is enough space for a bed but nothing you would like to chill in after a long day at the beach. and unfortunately, master bedroom wall is very thin and the quality of your sleep at night will depend on who is the neighbor in the villa right behind. We got unlucky to have a whole crew of people celebrating at night and not wiling to stop before 3AM, hearing the party right in our bed even with closed doors. Thanks again to the villa team for ensuring that the next night it would not happen after 10PM. Much appreciated. Conclusion: nice villa to stay for a 4 to 6 adults passing by Seminyak for few days, looking for a well located spot to stay close to restaurants, stores, beach and not too regarding on equipments.

This stay was perfect! It’s just as shown in the listing, possible even bigger in person. It’s on a quiet street but only 2 min walk from a lovely coffee shop - The Koop - and 10 mins from the main street in the area. Putu, the house manager and Kadek, the villa driver were both so quick on Whats*App with questions and drive requests. I would absolutely stay here again! There’s a lovely cat who stayed with us while we were there too, who is super affectionate and loves to be fed :)

When we arrived at Villa Kiki I was very impressed with the beautiful tropical garden and pool. The main two bedrooms were spacious and well set out with the third a little snug, all were very clean. The Villa is in a great location, easy walking distance from many restaurants and spas. We were a short drive from the beach, waterparks and ‘Eat Streets’. The staff at the Villa were friendly and very helpful. We traveled to Villa Kiki in a large family group and had many organizational issues that Max and his team handled quickly and efficiently. Villa Kiki is a great holiday venue for a family group. We spent many hours relaxing in the spacious shared family area and around the pool.

5 STARS Kiki Villa was such a nice place for our family trip, we all loved the facilities, cleanliness, and the overall service provided by the staff. Location: The Villa had everything nearby ranging from laundry, restaurants and much more all of which were from walking distance. PS The Cabin (2 min walk) has amazing food and amazing staff! Management: The staff was outstanding to where they were transparent and communicative throughout our whole trip, we had requested special food and decorations for my sons birthday all of which were done perfectly! Overall: 5 stars! The Villa had everything we were after and more! The staff was nice and showed genuine care for their residents alongside providing a safe and secure transportation method through their own driver. We were all left satisfied and highly recommended that you check this place out! We are already planning our journey back 😂

A perfect location and a Villa that will make you feel at home from the first minute you enter the private grounds. The pool is perfect and the setting ideal. A great place to truly relax. The location of the Villa is excellent - walking distance to all amenities and beach and shopping. The rooms are so comfortable and the main living area looks out on the pool and grounds - a perfect place to unwind and relax and experience the very best of Bali. The staff are outstanding. We were looked after with such kindness and attentiveness and the home cooked meals were second to none! We will be booking again!

We are a group of 7 Canadians that stayed at Villa Kiki for our mid year university break. We had a spectacular time there, i cant say enough good things about the place. It was a gorgeous layout with beautiful gardens. The staff was so friendly, helpful and on top of things. We would wake up and everything was spotless even though we didnt hear them working. I highly recommend taking advantage of the concierge service thats offered, most of our days were organised flawlessly through that and at a much better price than you will find elsewhere. We did the Mt. Batur sunrise hike, organised massages in the villa, hired the cook (excellent meal for so cheap), rented scooters, and more. Additionally, our driver for one of the days even negotiated for us with an ATV company to save us some money. Thank you again for such a wonderful stay!

Great pool, helpful staff with all the important folks like driver/caretaker nearby. Classily decorated place and overall a peaceful oasis in the hustle of Seminyak. The location is not very easy for ordering in Grab food etc. so u need to take note and have active follow ups when ordering. The conciergerie is super convenient proactively communicate with you and would recommend exploring the options there. Would recommend renting the bikes for a day or 2 and Massage was good. Also had access to a doctor when we needed. Overall the package delivered. The place is of course a little dated which shows up in the bathrooms etc. So make your peace with it and you will have a good time.

We have just returned from a 2 week stay at Villa Kiki. Travelled as 2 couples. From the time of booking until the end of our trip everything went smoothly and communication was prompt. The villa is in a great location! The pool and gardens are fabulous. The villa is kept clean and well maintained. During our stay we saw more and more things opening and there is plenty open in the area. Easy access to shops, restaurants and the beach. It is a great time to go to Bali. We will definitely stay there again. Thanks Max and all the staff.

Our stay at villa kiki was very pleasant. The staff was helpful at every instance and in case of a problem they intervened very fast and solved it. The villa itself was very tidy and is very good situated in the heart of Seminyak. The rooms are very beautiful and the beds very comfortable. The walking distance to the beach is about 10 min and you have a bunch of nice breakfast cafes and a gym. The area is filled with shops as well as grocery stores. All in all we had a wonderful stay.

Beautiful spacious villa in an excellent location close to shops, restaurants and the beach 15 mins walk away. Very quiet down a small lane that we felt very safe walking down at night. Amazing staff who would greet us with their smiling faces every morning. There was a resident cat that calls the villa home which my daughter absolutely loved but no good if cats aren't your thing. Other than that we would highly recommend this villa to anyone looking for a little piece of paradise in the heart of Seminyak.

The villa is exactly as described. The host met us and waited for us even though we were very late. The staff are great, they don’t intrude but are always there when you need them. The villa has everything you can need and it’s in a great location. Only our second time to Bali (half of the groups first) and we would happily stay here again. 10/10. You should have no hesitation staying here.

Absolutely amazing!! This villa is perfect - it has huge pool and immaculate gardens with a live in staff who clean the entire villa and changes the sheets daily whenever you leave. It is highly advised to get a chef and masseuse in (can be organised through the villa staff). It's on a safe residential street just 2mins walk to a busy strip of bars, restaurants and shops (but is still very quiet and peaceful). A good cheap $3AUD breakfast is a 30s walk away at 'The Cabin' and opposite to this is a great little family run place with excellent Mie Goreng. A further 2mins walk to 'The Koop' for simply amazing coffee and breakfast is highly recommended! Absolutely no complaints or issues 5*!

We loved Villa Kiki. It was beautifully designed, incredibly clean and the staff wonderful. The location is really good as it's close to Eat street, other shopping streets and not far to walk to the beach. For me the highlight was the beautifully designed and maintained garden and the huge pool. Our housekeeper was on site next door and very responsive and always had a smile for us. Thanks for a fabulous stay.

Please read the inclusions for your stay. Breakfast and basic amenities are NOT included. Staff is an additional cost on Sundays even if you check in on a Saturday Night. Ilu was helpful but overwhelmed with 50 villas. Maxine was quick to respond but blamed the owners for many of the problems. Our beds were not made until the 2nd day when we requested blankets.

What a wonderful villa - it was a great place to stay and we really enjoyed it. We found that we hardly went out as it was just so relaxing to stay at villa. Great staff and Max was always easy to communicate with. The Cabin restaurant at the end of the street was fantastic and we eat there regularly. Five minute drive into the heart of Seminyak. We were happy to be in a quieter, less hectic area. We look forward to returning another time.
